Foreclosure real estate Investing can be a profitable niche for those who take time to learn the strategies. Foreclosed realty encompasses a variety of properties including residential homes, vacant land, and commercial real estate.

When buying foreclosure real estate, investors must be financially prepared to invest in property repairs or renovation. While foreclosed properties are priced below market value, homes requiring substantial repair can quickly deplete home equity.

Investors must engage in due diligence by reviewing comparable sales reports and obtaining home inspections, property appraisals, and repair cost estimates to determine the true cost of buying foreclosure properties.

Several options exist for locating foreclosed properties at discounted prices. The most common is to attend public foreclosure auctions. All properties presented through auction are sold in “as-is” condition. Buyers must be prepared to submit payment in full within 24 hours once their bid is accepted. Once realty is transferred, property owners are responsible for removing creditor and tax liens and making necessary repairs.

Another option is to seek out foreclosure short sale homes. These properties are in the midst of the foreclosure process and purchase negotiations take place with lenders’ loss mitigation department.

It is important to note that banks rarely accept offers lower than the asking price unless property inspections reveal major problems.

Short sale houses can provide investors with a good deal, but may not be the best option for investors who participate in house flipping or plan to use the home to generate rental income. Buyers willing to wait out the process can generally purchase homes at 10- to 20-percent below appraised value.

One way to obtain the best price on foreclosure properties is to seek out private investors who specialize in wholesaling. Some investors and investment groups purchase entire bank portfolios consisting of dozens of bank owned foreclosure properties.

Also known as real estate owned (REO) homes, these properties are houses that did not sell at auction. One of the biggest advantages of REO property is houses are sold with a clean title. When banks regain ownership of foreclosure real estate they remove attached creditor and tax liens and commence with eviction action when foreclosed homeowners refuse to leave the premises.

Investors who buy homes in bulk obtain wholesale pricing and pass savings along to individual buyers. REO homes can often be purchased at 20- to 30-percent below market value and provide investors with instant home equity.

It is crucial for real estate investors to become educated about all facets of buying foreclosure properties. Many newbie investors are tempted by the low price tag of foreclosures, but fail to realize the costs associated with rehabbing the property.

Foreclosures, short sale and bank owned real estate nearly always require some level of repair. Investors must take time to calculate the true cost of the property before making an offer to buy. HR as a Coach

In the newer coaching role, which I am advocating HR professionals pursue, the HR person partners with the manager and focuses specifically on his development. Few internal HR people are working in this arena. Organizations have most frequently hired external coaches and consultants. But they don’t always need to do so, if HR professionals are prepared to take on this new role. In fact, an HR professional is missing a career enhancing opportunity if she declines to develop these relationships.

Fundamental to the role, according to Christina Zelazek, SPHR, Director of HR at The Mennonite Home of Albany, Oregon, is trust. “An executive might feel embarrassed admitting he needs help or worry that the HR person might tell others in the organization.” To help, she said, “the HR person must be extremely credible with executives. You obtain credibility from how you conduct yourself, from the ideas that you have, and your own political savvy.” Don’t expect to coach unless your credentials, reputation, and standing in your organization are impeccable. The person participating in the coaching has to feel you are looking out for his best interests and maintaining confidentiality at all times.

One of the most important factors the internal HR person brings to the coaching role is her knowledge of the organization, and the impact of the manager within that environment. This is also one of the reasons HR coaches fail to attract internal clients for these new relationships. Beyond the issue of complete confidentiality, the coaching assistance she is providing the executive must contribute more than organizational feedback to help the executive further develop his potential.

What the New Role Entails

HR coaches must be knowledgeable about surveys and other feedback instruments to provide impartial feedback to the manager. Coaching often takes the place of training for individuals who are advanced in their careers. So, the HR professional must be well versed in management and behavioral theory and practices. She must know about and have access to a variety of resources for the executive as well. Goal setting strategies, follow-up organization, and highly advanced communication skills are necessary for the HR coach to succeed. 
As a larger organizational issue, the HR manager can serve as a resource to coordinate and unify the process of coaching. She can monitor the expenditure of resources, check out the credentials of external coaches, and assist with the measurement and determination of results

Coaching Questions

A. What is the goal of this discussion? What goal or activity are you working on?

B. What do you want to accomplish, both short-term and long-term? (The length of time will often affect what can be accomplished.)

C. Are we talking about something you want to produce, or about how you work (an end goal such as completing a product design or a performance goal such as improving your writing skills)?

D. If the goal positive, challenging, attainable, and measurable? (If none of these criteria are met, you should question whether the goal is worthwhile.)

E. What is happening now related to your goal? (Few goals are isolated from other people and plans within the company, and it is important to be aware of what else is happening that will affect your plans.)

F. Who is involved and how do those people view your goal? (Most goals involve other people, and you need to ensure that those people are aware of what you are doing and support your efforts.)

G. What have you done about this so far and what results did your actions produce? (You need to know whether the situation you are discussing is about a future plan or is trying to fix a problem that has already arisen.)

H. What is happening, both inside and outside your group and the company, that will affect your goal? (No one works in isolation, and you need to recognise that other programs and events, both locally and in the larger world, may affect what you are doing.)

I. What are the major constraints to finding a way to move forward? (You cannot overcome barriers to your goal unless you recognise what they are and deal with them.)

J. What options do you have? (Getting the employee to consider alternative actions can not only help to broaden his perspective on the situation, it can also help you discover options that you may not have considered in the past.)

K. What are the costs and benefit of each of those options? (This gets the employee to think through each option in a larger context.)

L. What if …? (If the employee has not considered all of the options you can think of, you can help to expand his thinking by raising other possibilities in the form of “what if …” questions.)

M. Would you like another suggestion? (If the “what if” questions don’t help the employee to consider other options you would like him to consider, ask if he would like another suggestion. It is important to ask the question in this way, rather than imposing your own solution on the employee. Imposing a solution does not help the employee learn. Of course, there are times when you must impose a solution, such as when the employee’s plan will be dangerous to himself or others.)

N. What are you going to do, and when will you do it? (Get the employee to commit to a plan of action.)

O. Will this meet your goal? (If not, why do it?)

P. What obstacles do you expect to face, and how will you overcome them? (This is also a reality test.)

Q. Who needs to know what you are doing, and what support do you need? (Make certain the employee recognises the other parties that need to be involved or who will be affected by his work.)

R. Rate yourself, on a scale of 1 to 10, on the likelihood of carrying out this action. (If the rating is low, why bother continuing with the planning exercise?)

These questions are meant to serve as a guide, not as a fixed list that you must go through in every coaching situation. But using questions such as these will provide surprisingly positive results, whether you are using them with an employee, a peer, or your own manager. I have also used this method very successfully with my teen-aged daughter to get her to consider the thoroughness of her plans and the consequences of her actions.

Coaching your employees will make you a better manager and a more valuable company employee, and can only help you in your own career development.

Conclusion

Coaching and Mentoring are not the same thing. Our results and experience support the conclusion that mentoring is a power free, two-way mutually beneficial learning situation where the mentor provides advice, shares knowledge and experiences, and teaches using a low pressure, self-discovery approach. Teaching using an adult learning versus teacher to student model and, being willing to not just question for self discovery but also freely sharing their own experiences and skills with the protégé. The mentor is both a source of information/knowledge and a Socratic questioner. It may happen that before you could buy the Stocks investment you want, the price shoots upwards or downwards even if there is no new significant news to influence the fluctuation. Don’t buy if the price shoots up, just because you think you might be missing out if you don’t buy it now. If the price zooms down, think twice and look at it as a signal to take extra caution. Don’t get carried way into buying just because you like the stock.

There are thousands of Stocks investment that may be more worthy than this one. If you cannot get this one, move on and look for something else. If you still want to buy the stock, wait until it stabilizes or goes back to your predetermined buy price.

Rule number 3 – Don’t wait for a perfect price.

Don’t look for a perfect price; there probably won’t be one. Study the historical price charts and decide on a bottom and ceiling range for your buy price. If the prices fluctuate, take the average.

After you have researched the company and you are sure the price will move upwards in the short term or long term, go ahead and buy it if it meets your price range.

Rule number 4 – Invest a smaller portion of your portfolio in micro cap stocks, and keep a bigger chunk for big cap stocks investments.

If you plan to build a portfolio of stocks investment, keep no more than a maximum of 50% of the total value of the portfolio to micro cap and penny stocks. If you can make big cap stocks a bigger chunk, that’s even better.

Big capital stocks are more stable, but may not earn as much as small caps. Small Cap Stocks have the potential to earn more, but they are riskier and will take up a lot of your time. A portfolio with a bigger percentage devoted to big cap stocks will be easier to manage and will cause you less stress.

Rule number 5 – Don’t get greedy; lock in your gains.

Now that you are getting the hang of stocks investment, don’t forget your disciplined strategy. Once you earn enough, lock them in with trailing stops these are stop loss orders to protect your profit and sell out while you still can.

 financing regulations change and this information is current as of today and subject to change based on

 Many investors ask us, “At what point does a property get classified as commercial?” and the answer

The Property:

Your Credit Score:

This goes without saying -  if you have bad credit history then the banks will simply not lend to you. We use a general rule of thumb that you must have a minimum of 640 as your FICO score in
order to qualify. Anything under this number will prove difficult when attempting to borrow. Your credit score will also 
dictate what interest rate you get. Higher scores receive better interest rates and borrowers have options if you’re considered credit worthy. Lower credit scores receive less competitive rates, and in some cases, higher interest rates than standard.

Your Experience:

Banks are in the business of lending to qualified investors; this means if a person comes forth with a large sum of cash and wants to buy a 55 unit building, they do not just give the money away. If the candidate does not have the previous experience in the commercial real estate sphere then banks will be reluctant to loan the money. Experience counts. It’s comparable to the loan on a start up business. The lender is seeking as much of an assurance of successful repayment of the loan with interest as possible. The belief is that if a new person with no experience purchases the large commercial real estate then there is a higher chance that they will fail when compared to an investor with many commercial units and lots of experience. Buying the best growth Stocks at the right time certainly can make you decent money in The Stock Market. If you want to make really big profits, adding to a winning position at the right time can achieve this for you.

First, if you have any losing stocks, sell them. This will give you extra cash to buy more shares of your Best Stocks at a proper strategic point.

Its always wise to only make new stock purchases or add shares to winning stocks when the general market direction is in a confirmed uptrend. This is because approximately 75% of all stocks follow the current general market direction.

Big institutional stock market participants such as Mutual Funds, pension funds and banks like to add shares to their winning stocks when they retreat back to their 50 day moving average line. This is usually done after the stock makes a solid price advance,then retreats to the 50 day line. You can use this same strategy with your best winning stocks. Just make sure your stock bounces off the 50 day line and starts advancing again. You don’t want your stock to break below the 50 day line, especially on heavy volume.

Always remember to implement good money management when Trading or Investing. Cut your losses short and let your profits ride. That is the golden rule of trading. I suggest to never let your stock go down more than 10% from your original buying point. If you bought a stock at 40 dollars per share, you should set a stop loss at 36 dollars to protect your trading capital. You can always move the stop higher as the price of your stock advances.

The best way would be exactly the way I have been doing it for over 3 years. It’s called credit spreads (or vertical spreads). Either bull put spreads if you think a stock will remain above a certain price before expiration, or a bear call spread if you think it will stay below a certain price.

You can also do these trades on market indices, like RUT (Russell 2000) or OEX (S&P 100).

I see some of you don’t believe me. Let me give you an example: Let’s take Apple Computer stock (AAPL). I’ll sell a June $125 call (10 contracts), and buy an equal amount of June $130 call. That is a $5 spread. Now, let’s say I received $1.20 credit per share, or $120 per contract. That would give me a credit of $1200 in my account. I have to put $5000 on hold (10 contracts * $5 spread), but I received $1200. So My maximum risk is $3800. I’m risking $3800 to make a profit of $1200. This is a 31.6% return for this trade. As long as AAPL stays below $125 by the third Friday of June, I keep the $1200 I received.

Information and timing are the most important things for an investor. These two aspects of Investing become more important when penny stocks are concerned. Penny stocks are renowned for their “high risk, high reward,” as the adage goes, but then it takes a lot of effort on the part of the investor to know and understand which penny stocks would be worth the risk. Since a penny stock is priced very low, its standing in the market usually is not determined by Market Capitalization or the manner in which it is listed.

In the United States, penny stocks are traded Over the Counter (OTC) and the standard institution on security exchange, the SEC (Security Exchange Commission), issues adequate warnings about the risk involved in Trading with penny stocks. Since these are small shares of small companies, their information can be very challenging to obtain and they can be easily manipulated. In the United Kingdom, penny stocks or Penny Shares are protected by a mandatory risk warning. In countries like India, penny stocks are known as Small Cap Stocks and though the OTC mode of trading is not really in vogue, these stocks usually find a substantial number of investors. This is because the reward is very high. The investors who have proper knowledge and logical speculation usually ride high with such penny stocks all over the world.

With larger companies, the stakes are high and almost every investor knows something about the company’s growth and expansion plans. Curiosity fuels the quest for information. However, in the case of a penny stock, information is the major challenge for any investor. In addition, these small companies do not file reports or press releases with the standard commissions thereby making it difficult for the regulatory bodies to trace any detailed information about them. This gives way for the possibility of fraud. Given their irresistibility in terms of high-end profits, the regulatory bodies have toughened their rules and position against small companies, and they are encouraging them to file details and information. Needless to say, a vigilant regulatory system, coupled with an investor’s foresight, can yield high profits out of penny stocks.

The first and obvious step when you start trading penny stocks is to identify a few undervalued penny stocks based on their fundamentals and potential. I know that this can be a time consuming task but it is a very important one.  Next you will need to choose from your list of undervalued penny stocks one or two stocks that you would like to trade. To make that decision, you will have to check how the Momentum Indicator in those stocks is implemented.

What is the Momentum Indicator?

The Momentum Indicator is designed to track momentum (the energy, thrust, intensity) of the price of a tradable stock.  It helps to identify the relative enthusiasm of buyers and sellers involved in the price trend development.

Why is the Momentum Indicator is so vital in penny stocks?

About 95% of penny stocks are trading with very little volume or interest from investors, which makes it very hard to trade or invest in them. It’s very easy to take a position but the difficulties begin when you want to sell the stock.

With low volume trading stocks the spread between the Bid and the Ask can be very high—sometimes even more than 20%. In order to sell, you would have to “HIT” the BID price, which is much lower than the current PPS (price per share) Even if you try to sell at the BID, you may, in many cases, get a partial fill and the BID will drop even lower.

This description is highlights why it is so difficult to Trade Penny Stocks and to make a profit.

So remember it’s not enough to find the “right” stock that you think is undervalued. You also have to know how to trade it.
